Virginia Landlord Tenant Act

The Virginia Residential Landlord and Tenant Act (VRLTA), Sections 55-248.2 through 55-248.40 of the Code of Virginia, establishes the rights and obligations of landlords and tenants in the Commonwealth. Only the courts can enforce those rights and responsibilities. If you have to go to court as a result of a landlord-tenant dispute, either as defendant or plaintiff, you should consider seeking qualified legal assistance from an attorney with expertise in landlord-tenant issues. If you believe you cannot afford an attorney, you may consider contacting the Legal Aid Society of the Roanoke Valley at 540-344-2080.

The 2019 Landlord Tenant Handbook (PDF) as published by the Virginia Department of Agriculture and Consumer Services contains additional information and a copy of the law.
