The Board of Zoning Appeals (BZA)




Mission of the BZA
The mission of the Board of Zoning Appeals is to serve as a mechanism for relief of provisions of the zoning ordinance as mandated by the State of Virginia. The Board also hears appeals of decisions made by the zoning administrator. In the city of Roanoke, the Board authorizes Special Exception Use permits.

The primary function of the Board of Zoning Appeals is hearing and deciding on requests for variances and special exception uses from regulations set forth in the city’s Zoning Ordinance. Authorization may specify certain conditions for operation, including time limits for such permits. The Board also hears and decides appeals to any order, requirement, decision or determination made by the City Zoning Administrator, interprets the location of zoning district boundaries and recommends appropriate changes to zoning regulations to the Planning Commission (Note: The Planning Commission also hears rezoning requests, not the BZA).
